There are several types of planning consent, so make sure you have the right application form

Outline Planning Consent

Most plots are sold with this type of consent. This gives a rough guide of permitted development, like the extent of the accommodation and height of the new structure, including a rough sketch of the footprint of the proposed development. This is only an initial form of consent, valid up to five years.

Detailed Planning Permission (Approval of Reserved Matters)

If the site already has outline planning permission, detailed designs need to be submitted within three years of outline consent and approved before building can start. Work must start within two years of approval.

Full Planning Permission

This is a combination of outline planning consent and detailed planning permission, with all detailed information submitted in one application. This is common where the proposed development is controversial. Plots in conservation areas or sited next to listed buildings are often sold with full planning permission, valid for five years from the date of consent, but conditions may be attached.

NB: A new planning consent does not override an existing one, or jeopardise it.

Listed Building Consent

This is required in addition to planning consent before any alterations are undertaken on a listed building or any new buildings within its curtilage, but there is no fee.
