Top tips for planning success

Plots without permission

There’s no use buying a plot of land that’s never going to be given residential use, or one without adequate access. Instead, consider an option agreement with the owner that obliges them to sell you the land if you manage to get planning approval.

If the plot already has outline approval, the principle of building on the land has been established, but there is no guarantee that you will be able to build what you want. You will need detailed or full planning permission before building.

Speak to a local planner

They will advise whether residential use and new-build is feasible.

Do your homework

Prior to purchasing land check with planning policies and the local development plan that these do not oppose residential development on your plot.'If your application meets resistance,  withdraw it to save time'

Possible sensitivities

Research possible objections that may come up such as, conservation issues, public footpaths and protected trees before making your application. Local history, for example, may suggest use of particular materials for your project.

Keep the neighbours on side

Speak to your neighbours and keep them informed of your plans. It’s far better to have them with you than against.

They’ll have plenty of experience of getting applications through the planning process and tackling any problems that should arise.

Applications facing opposition

If your application meets resistance, withdraw it and save time rather than waiting around for possible refusal.

Rejected applications

Don’t just tweak the design. Go back to basics. Call in a planning consultant or consider changing your architect if your application meets repeated difficulties. If you strongly disagree with the decision you can appeal the decision.
