12 Apply for utilities like water and electricity if not already connected
13 Draw up detailed plans
14 Get Building Regulations approval
15 Put your contract out to tender
16 Choose tradespeople
17 Organise warranty and insurances
18 Clear the property/building and create access if there isn't one already
19 Mark out and dig trenches
20 Create new foundations if required
21 Build new structure
22 Erect roof and tile
23 Weatherproof the building
24 Fit guttering and any external fixings
25 First fix – electrics, plumbing and carpentry
26 Plaster
27 Lay flooring
28 Connect to mains services if it isn't already

30 Painting, decorating and tiling
